What is SCD?
SCD is interpreted as being the same as Conservation Design for subdivisions¹. It is a planning tool for managing development growth and protecting natural areas by designating about half or more of the buildable area as protected area.
Main steps (Generic example)
At first determine the yield as done under conventional development
Determine in addition to the primary conservation areas, the secondary conservation areas (Red and yellow lights of development).
And densify the development around the conservation areas.
Application of SCD in Dieppe (N.B.)
Centrally located in high growth area
Conventional yield with moderate density
Between 40 to 50 residential units could be built under conventional development with moderate density.
